When to Sell

Timing matters — but it’s not everything. Spring (March–May) and fall (September–November) are traditionally the busiest listing seasons in Metro Vancouver, offering the largest buyer pool. That said, a well-priced, well-presented home sells in any season.

 

More important than calendar timing is market timing: what is current inventory like in your area? How many comparable homes are competing for the same buyers? I’ll give you an honest read on whether now is the right moment — or whether waiting 60 days could make a material difference.

A proper market evaluation is the foundation of a successful sale. I analyze recent comparable sales within your micro-market — not just the city — adjusting for lot size, condition, finishes, and layout. I also factor in current inventory levels and buyer demand to recommend not just a price, but a pricing strategy.

Step 3

Preparing Your Home

First impressions are set before buyers walk through the door. I’ll advise on the specific improvements that will yield the highest ROI for your property — not a generic checklist.

Pricing Strategy

Overpricing is the most common and costly seller mistake. A home priced too high sits on market, accumulates days-on-market stigma, and ultimately sells for less than it would have at the correct price. I price to generate competition — not to flatter your expectations.

 

Strategic pricing depends on current inventory, recent sale data, and your timeline. In low-inventory markets, pricing slightly below comparables can trigger multiple offers and drive the final price higher than asking.

Marketing Your Home

Every listing I take receives professional photography, full MLS exposure, targeted social media advertising, and direct outreach to my active buyer network. Your property will be presented at its absolute best — to the maximum qualified audience.

Step 6

Showings & Offers

I handle all showing coordination and provide feedback after every visit. When offers arrive, I present each one clearly — not just the headline price, but all terms, conditions, and how they compare. In multiple-offer situations, I’ll advise on how to handle them legally and ethically to maximize your outcome.

Step 7

Negotiation

Good negotiation is rarely about being aggressive — it’s about knowing your position, reading the buyer’s motivation, and structuring a response that maintains competition while moving toward your goal. I’ve handled hundreds of offer negotiations and will advise you clearly on when to hold firm and when flexibility serves your interests.

Step 8

Closing

Once conditions are satisfied and the sale is firm, your lawyer handles the legal transfer. I coordinate with all parties — buyer’s agent, lawyers, and any tenants — through to completion day. You’ll receive net sale proceeds after mortgage payout, legal fees, and commission within a few days of completion.
